Roof Leak Insurance Claims

Roof leaks are one of the more commonly disputed home insurance claims, because insurers draw a real distinction between a sudden storm-caused leak and one that developed gradually from wear or lack of maintenance. This is general information only: check your PDS or contact your insurer for your specific policy.

Sudden damage versus gradual damage

This distinction is central to most roof leak claims. A leak caused by a specific storm event, a fallen branch, or hail impact is generally treated as sudden, accidental damage, and is more likely to be covered. A leak that has developed slowly over months or years, from ageing sealant, gradually failing flashing, or a maintenance issue that was known about and not addressed, is generally treated as gradual damage, which most policies exclude.

Why leak location can be misleading

Water travels before it shows as a stain, so a ceiling mark in one room does not necessarily mean the source is directly above it. A leak might originate from a cracked tile, a failed flashing seal, or a blocked valley some distance away. This matters for a claim because insurers want to know the actual cause, not just where the water appeared, and an inexperienced assessment can misattribute a sudden-cause leak as a gradual one, or vice versa.

Documenting a leak properly

Photograph the ceiling or wall staining, note when it first appeared and whether it coincided with a specific weather event, and get a professional to trace the actual source on the roof rather than guessing from the stain's position. A written report identifying the specific cause (for example, a cracked tile from a documented hailstorm, versus perished flashing sealant) is the strongest basis for a claim either way.

If your leak claim is declined

If your insurer assesses a leak as gradual damage and declines the claim, you can ask for their reasoning in writing and request they explain what evidence supports that assessment. If you disagree, most insurers have an internal review process, and the Australian Financial Complaints Authority (AFCA) handles unresolved disputes. This is general information, not advice on your specific claim.

Roof Leak Insurance Claims questions

Is a roof leak always covered by home insurance?
No. Cover generally depends on whether the leak resulted from a sudden, specific event (more likely covered) or gradual deterioration and lack of maintenance (commonly excluded). Check your PDS or ask your insurer to assess your specific situation.
My ceiling has a stain but I do not know when the leak started. Can I still claim?
You can still lodge a claim, but establishing when and how the leak started is important to how it is assessed. A professional inspection that identifies the cause, and whether it aligns with a specific weather event, is the best evidence you can provide.
Does regular roof maintenance affect a leak claim?
It can. Insurers may look at whether reasonable maintenance was carried out, particularly for older roofs, when assessing whether a leak was sudden or gradual. Keeping basic maintenance records can help support a claim, but does not change what your specific policy actually covers.
